In 2016, the Real Estate (Regulation and Development) Act was notified by the Indian government. In order to monitor and decide disputes pertaining to real estate developments and to create rules under this Act, this Act establishes the Real Estate Regulatory Authority (RERA) and the Appellate Tribunal. under order to implement the requirements of the Real Estate (Regulation & Development) Act, 2016, the Tamil Nadu government adopted the Tamil Nadu Real Estate (Regulation & Development) Rules, 2017 under G.O.Ms.No.112, Housing & Urban Development Department, dated 22.06.2017.

RERA requires all real estate developments and real estate brokers to register. A real estate project cannot be sold unless it has been registered with RERA. All current and upcoming projects with a land size greater than 500 square meters and more than eight flats planned for development, including all phases, will be subject to these rules. A promoter must post all project details, including registration information, the kinds of flats or plots reserved, a list of approvals obtained, etc., on the RERA website. In the event that any party defaults, the promoter and the buyer are both responsible for paying the same interest rate.
